Project Scope
Rise Urban successfully rezoned and obtained structure plan and subdivision approvals for four separate remnant land parcels in Port Geographe that had previously sat vacant for more than 30 years due to an overly restrictive and outdated planning framework. These parcels, comprising the Waterfront and Baudin Cove estates, will yield a combined 100 additional dwellings – many with direct marina or ocean frontage to the spectacular Geographe Bay.

Project Challenges
The remnant land had sat vacant for 30 years due to complex and significant constraints including zoning and statutory planning controls, sea level rise and inundation risk, reconfiguration of the marina, canal wall stability, and unsuitable market conditions. Rise Urban worked collaboratively with State and local agencies to develop a new planning framework that overcame the legacy issues associated with the zoning of the land and put in place suitable controls to mitigate the effects of sea level rise over a 100-year timeframe.

Rise Urban was appointed in 2020 to consult on my landholdings on Spinnaker Boulevard, Port Geographe.
These sites, strategically placed on the waterfront, were acquired in the late 90’s and were zoned for tourism under the local planning scheme despite not being well suited for this purpose. Despite our best endeavours over the decades the planning authorities resisted any other development that did not comply with the original intent.
